Garscube New Build

In August 2009, the Association commenced work on the first phase of the redevelopment of 3 sites on Garscube Road, opposite its main office, which had been acquired from GHA.  The 3 sites were previously occupied by 84 inter-war tenement flats which were demolished by the GHA prior to the land transfer to the Association.  To complete the site assembly, the Association also acquired and subsequently demolished a redundant Salvation Army Worship Hall.  The 3 sites will see the development of a total of 117 properties in 3 separate but overlapping phases, with final completion anticipated for Spring 2011.

The project commenced with the more isolated site on Hopehill Road, which will see the development of 34 supported flats for the elderly, together with communal facilities.  This development will assist the Association’s in consolidating its extensive supported provision for the elderly, by providing more suitable accommodation than some flats which are currently spread throughout the Association’s stock.

The 5-storey building, serviced by lifts, will also provide communal living and dining facilities and a laundry, as well as staff offices and a visitor sleepover bedsit.  The building will be highly energy-efficient, serviced by a CHP plant and completion is due in January 2011.

The main site, on Garscube Road and Hinshaw Street, will see the development of 53 flats and 8 terraced houses. 4 closes of flats, at 5 and 6 storey in height, will form the main Garscube Road frontage.  These flats, serviced by lifts, will have a communal heating system and with a high energy-efficient specification, should prove very economic to live in.

 

27 of the flats, predominately 2 bedrooms, will be marketed for Shared Equity

As well as communal heating systems, all 100 flats in the development will also have hot water partly supplied by solar panels, the largest such housing project in Scotland.

The 3 & 4 bedroom houses, on Maltbarns Street, will all be for rent to provide for larger families, to meet a pressing need on the Association’s waiting and transfer lists. 

On the final site, on the opposite of Maltbarns Street, 10 further larger family terraced houses will be built around a new play area designed to replace one previously on the main site, together with a single 4-storey tenement close of 12 flats for rent.  These last 2 sites are expected to commence on site in autumn and winter 2009.
